Bay window roof — South GosforthBay window roof — South Gosforth
A leaking bay window on an upper-floor Tyneside flat, circa 1910, with stone cornice guttering. This is what the complicated end of bay window work looks like. We erected full scaffolding to work safely, removed two courses of slate to replace the lead and join the new roof correctly into the building - there was a significant amount of lead on this one, which is reflected in the price. We stripped the failing felt which you can see had been patched a couple of times (still failed) and timber, replaced timber where needed, sealed and insulated the roof void so it's airtight and breathable, fitted a new SmartPly deck, dressed the EPDM membrane, and finished with new uPVC edge trims. Everything we stripped left with us.

A typical bay window is £800–£1,600 — this one shows what scaffolding, lead work and a 115-year-old Tyneside flat add, and why we survey before we price.
Customer review
"Endura took on a job on my old (circa 1910) upper floor Tyneside Flat. Not the easiest access. Replaced a leaking felt flat roof over the bay window with EPDM rubber roof system. Also lead lined the old stone cornice gutter. Good experience throughout. Peter surveyed the job and gave a good overview of where the current problems lay, and the plan for the future work. Approximate lead time quoted was about right, even allowing for the wet summer (!). Closer to the job the details of when the scaffolding would be going up and when work would be done were accurate and kept to. Photographs afterwards showed a very good looking job (in my opinion). Happy with the 20 yr guarantee on the EPDM membrane."
